Many of Westminster’s 105,000 residents live there because of the three classic real estate rules for finding value: “Location, location, and location!” Westminster CO homes are conveniently located to both Denver and Boulder. Joel McDonald, Benchmark Realty’s founder, says buying a home in Westminster Colorado was his first marital compromise. Joel lived in Boulder and had established himself there in the real estate business. His bride Christy lived and worked in Denver. When they got married, they decided to buy a home in Westminster CO, and “split the difference.” Their home was 20 minutes from Pearl Street Mall in Boulder, and 20 minutes from 16th Street Mall in Denver. Joel and Christy called Westminster home for nearly eight years, and only recently decided to move due to their growing family.
Many people overlook Westminster as a place to live because it doesn’t really have a downtown like so many other Colorado cities and towns do. But don’t let that fool you. Westminster has plenty of things to do. The Westminster promenade has a 24-plex AMC movie theater, dozens of restaurants, an improv comedy club, and the Westminster Ice Centre where visiting professional hockey teams sometimes practice before games with the Colorado Avalanche. Westminster is also home to “Water World,” a 40 acre water park that attracts visitors from around the state, and the “Butterfly Pavilion” just South of the Promenade. Add attractions like that to the fact that Westminster residents are within a half hour of Denver, Boulder, or Denver International Airport, and Westminster is a great area that shouldn’t be overlooked. In 2006, when CNN Money Magazine rated small cities with populations between 50,000 and 300,000, Westminster was in the top 25 on the list, The Best Places to Live: Top 100.
Now let’s talk about Westminster Colorado real estate prices... With only a few exceptions, Denver and Boulder tend to have the most expensive housing. If you were to draw a circle from the center of either Denver Downtown, or Boulder Downtown, the farther out in that circle you look, the lower prices tend to go. If you look at Denver and Boulder on a map, you’ll notice that Westminster is almost exactly halfway between these two big hotspots. With the exception of towns that are farther east (and therefore farther from both Denver and Boulder), you get more home for your money in Westminster than just about any area around. This is because, from Boulder, after you drive farther than Westminster, you begin to approach Denver, and prices rise as you approach Denver. (How far can you go into the forest? Only halfway...) The same goes for driving along highway 36 from Denver; prices decrease as you leave Denver and approach Westminster at the halfway mark, and then prices start to rise again as you continue to Boulder. Westminster sits at the perfect balance point.
On average you will find about 350 single family Westminster homes for sale under $200,000, about 425 between $200,000 and $400,000, and only about 75 between $400,000 and $750,000. For the most part, Westminster homes above $750,000 are found only in golf communities such as “The Ranch,” “Legacy Ridge,” and “The Ranch Reserve.”

There are a few areas that get even more for the money in the Denver Metro area, but they tend to be much farther east. As a result, they aren’t as close to either Boulder or Denver. Those homes, however, are closer to the Airport so if you travel a lot they may be of interest to you. Those communities are Thornton and Brighton. Relative to Westminster, homes in Thornton Colorado are just east of I-25, and Brighton CO homes are about 15 miles farther northeast out US-85.
