If you’re in the market for Parker Colorado real estate, you will be interested to know that CNN Money Magazine counts Parker as a winner among the Best Places to Live: Top 100 in the rankings for 2007. This year’s list focused on smaller cities and towns, between 7,500 and 50,000 in population, but in our book Parker is a winning place to live for lots of reasons.

Here are some details you might find useful. On average, you will find around a thousand Parker homes for sale. Ninety percent of that number will be single family homes, and the rest condos and townhomes. Rapid, well planned growth. When Parker was incorporated in 1981, 285 people lived there. The town was one square mile. In the greater Parker area, which covers most of northeast Douglas County and postal addresses in two ZIP codes, 80134 & 80138, we have over 70,000 residents. This phenomenal growth has been accomplished, and continues to be accomplished, with energy and careful planning.

Location and conveniences. Parker is 20 miles from downtown Denver, and you might be surprised how well the traffic moves since the Denver metro area’s massive highway improvement project referred to as “T-REX” was completed in 2006. The express route to Denver International Airport is 30 miles along toll expressway E-470, a straight shot with nothing to slow you down until you’re there. Public transportation is extensive throughout the area, and it comes as a surprise to most people that you can live “out in the wide open spaces” and ride the RTD to work and shopping.

Recreational Facilities. With a population growing so explosively, you would have to consider recreational amenities to get a clear picture of what it would be like to settle into your ideal selection from among the Parker Colorado real estate choices available. The city’s recreation website (www.parkeronline.org) boasts of an expenditure over the past five years of $15.8 million dollars invested in improvements and construction of parks and recreational facilities. This has resulted in the city now claiming 12 miles of paved trails such as the Sulphur Gulch trail and over 200 acres of park lands including such wonderful facilities as the H2O’Brien swimming pool, the Salisbury Equestrian Park and the restoration of historical sites such as the Ruth Memorial Chapel. In addition to the park acreage, there are 700 acres of dedicated open space in Parker. Parker has a great rec center, tennis courts, ball fields, and eight golf courses. And while you’re on the town website, look for the story of the Mammoth.

Downtown and Shopping. So then, what about the town center? Parks are one thing, but sometimes you might want to walk around on sidewalks, look in store windows, sip a latté. You’ll love the Parker downtown area, near the Town Hall, with its pedestrian walkways and numerous local businesses. Downtown Parker is a real old-fashioned gathering place. In addition to local downtown shopping and easy access to the Denver area, Parker has large shopping centers at Crown Point, Stroh Ranch, the Prime Factory Outlets and the Parker Valley Center.
