If you want to be close to Boulder real estate, but don’t necessarily like Boulder prices, Niwot Colorado is located just 7 miles Northeast of Boulder. Niwot Colorado was established in 1875. The town of Niwot was named for Chief Niwot, an Arapaho Indian Leader, whose people inhabited the area along the front range when the first gold miners arrived in 1858. Niwot, in the Arapaho language means “Left Hand.”
The average price of Niwot Real Estate is about $850,000, but that average varies widely from month to month because there are typically only between 55 and 75 homes for sale in Niwot at any given time. Due to such a low inventory of homes for sale, average prices fluctuate widely. Niwot CO Condos are available for as little as the low $100’s, and single family homes typically start in the mid two hundred thousand range for a small patio home.
Today, the Old Town extends east from Second Ave. Most of the shops in the first block were built in the early 1900’s. The Niwot business area (Old Town) is filled with delightful shops, galleries and award-winning restaurants. The area boasts to be one of the more prominent antique shopping districts. The charm of this community and its close proximity to Denver, Estes Park and Eldora ski area make it a desirable place to live.
The extensive biking and walking trails of Boulder County meander through the town of Niwot. The closest ski area is Eldora Mountain Resort, in the town of Nederland, 45 minutes away and most of the big I-70 resorts are within a 2 ½ hour drive. Everywhere you turn, there are trailheads for those looking for a run through flat farmland. In addition, for those looking to be a little more adventurous, a Foothills hike is just a short drive away.
Niwot CO real estate has enjoyed a steady increase over the years thanks to its limited development and size, providing a small inventory overall. There are just over 4,000 Niwot residents and 1,500 Niwot homes that are 90% owner-occupied. Furthermore, a good portion of Niwot CO homes are on large pieces of land, giving Niwot residents some breathing room between them and their neighbors. Though it’s not in the Boulder Valley School District, one of the best in the state, it is in St. Vrain Valley School District and Niwot residents are assured their children will get an excellent education at Niwot Elementary School, Sunset Middle School and Niwot High School, which has an International Baccalaureate program and is one of the top-rated high schools in the state.
