About Louisville Colorado.  Louisville ranks way up near the top – third place – in the CNN Money Magazine rankings of Best Places to Live: Top 100 in the entire Unites States for 2007. The ratings focused on “smaller places that offered the best combination of economic opportunity, good schools, safe streets, things to do and a real sense of community.” No doubt, that’s Louisville. According to The Denver Post, Louisville has set an example that would be a good guide for other cities to follow by codifying “distinct slow-growth policies that value open space, low congestion and city services.”

The town was founded in 1878 as a coal mining center, and was platted and incorporated as a city in 1882 by Louis Nawatny, a prominent landowner. He named the city after himself, which is why we pronounce it "Lewisville" instead of like that other nice place down in Kentucky. Coal mines ran under much of the area, including the Acme Mine directly under Louisville, and the last mine closed in the 1950s. Downtown Louisville real estate still has a genuine “old town” charm, and the downtown has a “Mayberry” feel where people know each other and greetings are genuinely friendly. All of the restaurants and businesses on Main Street in Louisville are small family run operations. While in town, be sure to stop in at “Pasquini’s” and try their homemade lasagna or Grandma Rossi’s ravioli. Pasquini’s also has a dessert called “chocolate candle” which is worth the trip in itself. Another Louisville favorite is “Karen’s in the Country” which probably has the best Sunday brunch in the area.

People who buy Louisville CO homes have done so for many reasons:

  • They love the Boulder area, but find home prices in Louisville more affordable.
  • They fall in love with Downtown Louisville, and never want to leave.
  • They get a job with one of Louisville’s many employers.
  • They have one job in in Boulder, and another in Denver, and decide to live in Louisville to split the commute.

Louisville Colorado home prices are 15% to 20% less expensive than homes in Boulder. For some, that means getting the same amount of home for 20% less, for others, that means getting 25% more house for the same money they would spend in Boulder. Regardless, with a population of over 40,000, Louisville Colorado has a wide variety of homes providing a terrific array of choices.

ConocoPhillips has made big plans for the former StorageTek campus in Louisville, bringing a significant presence to town and a green influence as well. The 430-acre campus will be almost entirely renovated to build a global training center for employees from all over the world. The facility will be a valuable training resource and center in advancing the level of research and training in alternative renewable energy sources, and will add thousands of jobs to Louisville’s already healthy economy.

Prices for single family homes in Louisville begin at about $250,000 for a small starter home (compared to nearly $300,000 for the same size and condition home in Boulder), $125,000 for a small condo, and prices rarely exceed about $900,000. If Louisville home prices still seem too steep for you, but you still want to be close to Boulder, Longmont Colorado (located Northeast of Boulder) and homes in Lafayette Colorado (just five minutes farther east than Louisville) are two other options where you can get more bang for your buck.

Louisville has miles of biking and running trails that weave throughout town for residents to enjoy. Louisville is located about 25 minutes from Denver, and only about an hour from the nearest ski resort. If you're planning a trip to check out the area, Louisville offers plenty of hotel options within 15 minutes of Boulder. Louisville hotel prices are typically 20 to 30 percent less expensive than Boulder hotels. Check with your Benchmark agent and we’ll set you up with preferred rates at several recommended hotels for your househunting trip.
