Glendale CO real estate information. If you’re thinking about purchasing Glendale CO real estate, here are some facts that might interest you. At any given time, there are an average of 10 homes for sale, and almost without exception they will be condos or townhomes. The number may be as high as 15 in the spring and summer when people tend to put their homes on the market, and as low as 3 in the slower months. The average price is around $160K, with the lowest price (rarely found, and for what might be termed a “fixer-upper”) under $100K. The high end can see an occasional excursion into the $800-900K range, though in such a small market that unusual situation pretty much throws the averages out the window.

Glendale, Colorado: a brief history. In 1859, following William Greene Russell’s discovery of gold along the South Platte River and the 1858 “Pike’s Peak or Bust” Gold Rush, brothers Samuel and Jonas Brantner were among a group of settlers who emigrated to Colorado from Ohio. Hoping to capitalize on the wagon travel along the Smoky Hill Trail that was bringing more miners to the Denver area each day, the Brantners selected a site on Cherry Creek about four miles – a day’s wagon travel – southeast of what is now downtown Denver. They built a two-story log cabin which is now Denver’s oldest remaining structure. The Brantners’ cabin, named the Four Mile House, changed hands several times in the next few years, becoming a stage stop and tavern, a trading post, and after the railroad reached Denver in 1870, a dairy farm. The dairy’s owners, Levi and Millie Booth, provided butter, stamped with a rose pattern, to Denver’s five-star Brown Palace Hotel, which continues to serves rose-patterned butter. The 6/10ths of a square mile surrounding the Four Mile House and dairy farm was incorporated as the City of Glendale in 1952.

Glendale attractions.

  • The Four Mile House Historic Park is a 12-acre site maintained by Glendale and the City of Denver to preserve not only the Brantners’ original cabin, but to offer visitors a way to experience Colorado as it appeared to the settlers who came west on the Smoky Hill Trail in the 1860s.
  • Glendale is completely surrounded by Denver and other municipalities, including Greenwood Village and Cherry Creek Village, two of the Denver area’s most desirable residential communities.
  • Glendale is within minutes of the William Flynn-designed Cherry Hills Country Club, which has hosted seven USGA events, and two PGA championships, in its 85-year history. There are another half dozen golf clubs within the surrounding ten miles.
  • Cherry Creek State Park, with its lake and hiking, biking, and equestrian trails, is less than thirty minutes from Glendale. And Estes and Rocky Mountain National Parks are each within two hours of Glendale
  • In an attempt to differentiate itself from its larger neighbors, Glendale has adopted rugby as the city’s “official sport” and is building a 3000-seat stadium at its Civic Center Complex to accommodate its rugby league matches.

Population statistics for Glendale Colorado. As of the last census there were 4547 people in Glendale CO homes, and the count of housing units in town was 2787. The current inventory of homes for sale compared to the total number of housing units, as you know, could make a big difference in how you structure your offer. In the case of Glendale, with that many housing units and having only from 3 to 15 or so available, it can be seen to be a very tight market, where demand runs close to the available supply.
