Conifer, Colorado: a brief history. Conifer began its existence in the 1860s as the stagecoach stop Bradford Junction between Denver and the South Park Basin gold fields. The town saw the construction of the 1889 Midway House on ranchland owned by Louis Ramboz. The P.T. Barnum Circus animals are said to have wintered on the Ramboz land in the 1880s. Bradford Junction became known as Conifer Junction, and, by the 1930s, as Conifer. Jefferson County purchased the ranch land in 1986 and opened it to the public as Meyer Ranch Park. The Midway House is on the National Register of Historic Places.

Conifer attractions. Situated in the Pike National Forest, Conifer is a rural haven for horse lovers, skiers, and wildlife enthusiasts. Brilliantly colored wildflowers abound over the springtime slopes and meadows, and autumn’s fiery orange and yellow deciduous trees contrast with the deep greens and blues of pines and spruces. Conifer offers an ever-changing backdrop for your outdoor activities.

With Denver about 35 minutes to the northeast, Conifer is in easy reach of all that city’s great dining, sports, cultural, and shopping experiences. It is only 45 miles from the dinosaur fossil beds at Florissant Fossil Beds National Monument, and 60 miles from the back country Mecca of Rocky Mountain National Park.

Beaver Ranch, a 446-acre Jefferson County Open Space project, offers miles of trails for hiking, horseback riding, snowshoeing, and cross country skiing. It also has rental cabins and lodges. Every August, Conifer opens its doors to the nearby mountain communities with “Conifair,” a weekend festival of games, arts and crafts exhibits, entertainment, and lots of food. Conifair draws visitors all the way from Denver.

Conifer today. Conifer has a new retail center with a grocery store and a variety of shops and services to complement the small-town character of its central business district.  There are nearby medical centers, and daily RTD public bus service to Denver.  The Canyon Courier newspaper serves both Conifer and the surrounding towns. For those who want to wake up each day to the magnificence of the unspoiled Rockies while having easy access to 21st century Denver, Conifer offers the best of both worlds!

Population statistics for Conifer Colorado. The population in the city of Conifer as of the last census was a little over 8,000. There were 2,322 housing units in Conifer’s 114 square miles. The average household size, over 3.5, is a little higher than expected for a modern mountain community. Together with a median family income over twice the state average, and only four-fifths of the population in the labor force, you see a prosperous community with a healthy mix of young families and retired people. Indeed, the people living in these wooded mountains include professionals, artists, airline pilots, ranchers, horse people and entrepreneurs who like to work from home with a view of the mountains. The population density per square mile is less than half that of neighboring Evergreen. The current number of residences on the market – say around 130 on average – compared to the total number of housing units can be a fantastic indicator of whether a certain city has an oversupply, or undersupply at the time of your purchase. Even at the summer high figure of 140 or so, around one and a half percent, that’s hardly an an oversupply – some would call that a tight market from the Buyer’s perspective.
