A brief overview of Castle Pines CO real estate
Although Castle Pines is actually only a subdivision of Castle Rock Colorado, it is such a large subdivision, we decided to treat it as if it were a city. On average, you can find between 150 and 300 Castle Pines homes for sale, which represents nearly one-quarter of all Castle Rock homes for sale.
It is also important to separate Castle Pines from Castle Rock for proper perspective due to the fact that the average asking price of a home in Castle Pines is over double the average asking price of a home in Castle Rock. That’s not to say that Castle Pines homes are twice as expensive, but to point out that there are far more upper-end homes in Castle Pines than in Castle Rock, and far fewer low-end homes as well.
Although all Castle Pines real estate is technically within the city limits of Castle Rock, the two areas have a very different “feel” to them. Castle Rock covers a very wide area, and homes vary widely between old-town "downtown charmers" on a postage-stamp lot to 35 acre parcels with 8000 square foot estates on them. In fact, it is not uncommon to see a mansion on acreage across the street from a smaller home on acreage in Castle Rock. Castle Pines, however is a much newer community, and building restrictions are cause for a much more uniform standard of housing. That is not to say one is better than the other – just that knowing some differences between the two areas might help you isolate where you think you might want to live if buying in Castle Rock.
Castle Pines Colorado isn’t just another suburb either. It is a master-planned community, and as the name alludes – has neighborhoods and streets that are filled with Pine trees – unlike many surrounding Colorado Communities that place no emphasis on keeping foliage whatsoever. Castle Pines is broken into two distinct areas: Castle Pines North, and Castle Pines Village. Castle Pines Village is a gated golf community. Most golf fans know Castle Pines Village by its signature golf course – “The International.” “Castle Pines Country Club” is also within the gated community of “The Village.” Every home in the Castle Pines Village community not only has the benefit of being within a private gated community, but The Village also has its own 24 hour security monitoring, as well as at least 2 security guards patrolling the neighborhood at all times. Prices of homes in Castle Pines Village range from about $500,000 for patio homes, well into the multi-millions.
Castle Pines North is located just North of Castle Pines Village. Homes in Castle Pines North (CPN) are not as expensive, on average, as those in the Village, but don’t let that fool you. Castle Pines North homes are still very beautiful homes, and views from either the Village or CPN are some of the best in the State!
The average asking price of a home in Castle Rock, by way of comparison, at the time of this posting was $497,000, and the average asking price per square foot was $159. The average price of a home in Castle Pines was $1,075,000, and the average price per finished square foot was $225. Please note that the differences in price per square foot are also greatly influenced by quality of construction, and the size of the lot where the house is built.
